Karen Larson…I moved to Scottsdale from Reading, Pennsylvania in 1995 and purchased my unit at Village Two in March 1997. In Reading I held the positions of Vice President of Administration and Vice President of Sales and Marketing at Reading Tube Corporation, the third largest manufacturer of copper water tube in the United States. I also served on the Boards of Directors of the Reading Public Library, Reading-Berks Literacy Council and Hummingbird Hill Home Owners Association. In May 2009 I retired from my full-time position as the Parish Coordinator of Saint Matthew’s Episcopal Church in Chandler. I have served on the Board of Directors at Village Two since April 2006. During the past four years I have attended numerous seminars in order to become better educated about Arizona condominium law and the issues facing condominiums and homeowner associations.

Ken Salt…After retiring from teaching English in the Phoenix Union High School District for 45 years, I became president of the Village Two HOA Board of Directors in December 2005. DEFERRED MAINTANANCE/WISH LIST
The Village Two Board and Management are maintaining the following list of requests from homeowners. Because we are attempting to put V2 in as favorable a financial position as possible to minimize the amount of the tile roof special assessment, the only requests that are being implemented at present are requests that deal with health and/or safety issues. We ask for your patience, and want you to know that your requests will be prioritized and addressed after the tile roof project is funded.
1. Trees (excluding palms, which will be done in June or July) throughout Village 2 are going to be “manicured” soon. The contract has been given to Turner Tree Management. However, scaling of trees, and replacement of trees and bushes, are all on hold.
2. Gravel…there are many areas where the water sprays onto buildings, and where there should be a “buffer” of gravel. This typically requires moving water lines, installing brick borders, and planting new shrubs.
3. Oleanders along Purdue are being cleaned along the roots to eliminate rats. However, the tops are not being trimmed.
4. Parking lot islands. Because of the age of V2 infrastructure, the water supply to these islands has, in many cases, stopped working. Digging up the asphalt and replacing the pipes is cost prohibitive. These islands will be replanted with cactus when funding is available.
5. Entry sign at Purdue/91st Street. The existing sign was originally intended to be only temporary, and be relocated to Mission Lane/92nd Street, with a new sign at Purdue.

On-going Projects (routine)
1. Rat/pigeon, gopher control
2. Landscaping: bushes, lawn maintenance
3. Building upkeep: painting touch-ups, roofing repairs as needed

Rodent/Pest Prevention/Elimination measures already taken by
V2 HOA + Management:

1. The bait stations have been monitored throughout the summer months, and we have found dead rodents, indicating that the traps are effective. These bait stations are the most cost-effective method of deterring the rodents, and baiting/monitoring continues.
2. The spring traps have been placed in the attics again, as they were last year. The traps were removed for the hot summer months as they were not catching any rats, and the cost was not worth having them monitored.
3. In August 2009, Turner Tree Management trimmed ALL the trees throughout Village 2 away from the buildings at a cost of $4,270. We hope to be able to trim the trees again in 2010, but this will depend upon budget. Yes, trimming the trees is important for a number of reasons, but so are other maintenance issues.
4. Other plants have been trimmed back or removed completely where rodent nests were located.
5. We have asked residents in newsletters and mailings to be more conscientious about getting their garbage into the bins...not left on the dumpster floors.
6. We have asked Ramon and his crew to notify us immediately whenever they find any evidence of rodents.
7. Ashley Hammer has been in contact with 5 different companies regarding the rat prevention methods. She has met with a representative from Arizona Pest Prevention, a rodent prevention company with over 50 years of company experience. He commented that V2 is one of the best maintained properties he has seen in terms of rodent preventative/elimination measures. In addition, Ashley personally entered the attic at 9125/222 for a first-hand inspection.
8. The area below the oleanders has been cleared of debris.
9. City of Scottsdale says that Village 2 is exceeding city preventative requirements
10. We have had no more than probably 10 calls for service regarding rodents. Management has immediately contacted Burns for elimination, and in every case, the problems have been resolved.
11. Sealing 9125/215-222. Contract with AZ Pest Prevention was approved, but because of a disagreement between APP and homeowners, the attempt was not completed.
12. Bids are now being taken in yet another effort to accomplish the sealing of same bldg.
13. Flyers were posted on all four walls of every dumpster requesting cooperation.
14. Lids have been placed on all dumpsters at homeowners’ request.

Two homeowners in the 9125 cul-de-sac have refused to let HOA enter their attic space for trap placement. Their comments were that they do not consider rats a problem .

Homeowners can help by: (these measures have been included in newsletter and mailings)
1) Ensuring that trash is discarded into the trash bins and not left in outside the trash can.
2) Minimizing dog feces on the ground.
3) Eliminating bird feeding and available bird seed.
4) Keeping all dog/cat food in sealed containers.
5) Maintaining a clean and clutter free patio/porch area to eliminate hiding spaces.

ROOF ADVISORY…There is a need for serious discussion concerning the condition of the roofs on all twelve buildings of Village Two. Over the past several years, roofing repairs have been completed in a prioritized manner. These repairs are the result of normal aging of the buildings. However, the need for repairs has been escalating, which is not surprising. Our buildings are now 25 years old, and it is reasonable to expect that we could be facing major re-roofing issues in the not-too-distant future.

It is time for an inspection and analysis to determine the exact condition of our roofs.

Therefore, your Village Two Board of Directors will be engaging an independent roofing inspector to assess the condition of the roofs under the tiled sections and then prioritize the necessary work. We will then be in a position to plan an appropriate response when confronting the condition of the roofs to prevent compromising the integrity of the buildings.

While it is too early in the process to speculate as to anticipated expenses for this type of repair work, it is not too early to advise homeowners of the steps we are taking. Should the inspection indicate that extensive repairs are needed, all Village Two homeowners will be impacted as we could face an enormous expense.

It is most important that all homeowners attend the annual meeting on March 6, 2010, when we will update you on the report and possibly have the inspector there to answer your questions.

National Property Services has a 24 hour emergency paging system. If we have your emergency contact information on file, we can access your information and contact you or your emergency contact person immediately. Please take a few minutes to fill out the enclosed form for emergencies. This information is never shared, but can be extremely helpful when we find broken pipes, windows left open, etc. You may return it to Management with the ballot in the same envelope that has been provided.

VILLAGE TWO CONDOMINIUMS CCRs

This is a reminder of some of the Conditions, Covenants and Restrictions / By-laws. Please review pages 36 - 39 of the CCRs. If your condo is a rental, please make a copy of this information available for the convenience of your renters. Paragraph 1, pg 39 of the CC&R’s explains the Board’s authority to levy fines upon the Owner of any unit in violation.

Occupancy
No commercial/business activities, or signs of any type, are allowed
(Exception: ONE for sale sign per condo IN WINDOW is permitted. Contact Management for details)
No gas or charcoal grills permitted on balconies or patios…this is a violation of City of Scottsdale fire law. Only electric grills are acceptable. The Fire Department will be called to cite violators
Dogs larger than 15 pounds are prohibited. Dogs must be leashed, and PLEASE CLEAN UP after your pet
Signed permission from HOA board is required for satellite dishes and all other changes/additions to Village Two property (front and/or back)
Rentals must be for a minimum of 30 days & the CCRs do allow that a copy of the lease may be called for by the Board of Directors
Patios/balconies are not to be used for storage, and only typical patio furniture is allowable…no overstuffed chairs/couches
No items of any kind (towels, rugs, clothes) may be hung over railings
No bamboo-type shades may be hung on patios or balconies
Holiday decorations must be removed by January 15 (per McCormick Ranch CCRs)
Vehicles
Numbered spaces are assigned to condos. Please use your assigned space as guest parking fills up during the winter months. No parking on streets.
Parking of Trailers, RV’s, sport equipment is not allowed on Village Two property
Bicycles should be locked to an available post near your covered parking space and
should not be parked on front entry door porches or in atriums.
No unsightly vehicles allowed
Pools and Tennis Courts
Quiet time is 10:00 PM to 7:00 AM. Please be considerate of poolside homeowners
Pools and tennis courts are for the use of homeowners and their guests. Please be prepared to prove your status if you are questioned as we attempt to remove trespassers.
All eight (8) pools and the surrounding decking are NO-SMOKING areas
Children under 14 must be accompanied by an adult and are not permitted in the hot tub for health reasons

Financial Statements…All Village 2 homeowners will soon be receiving a mid-year statement regarding account balances. If yours shows an Amount Due, please return the upper portion of the statement with a check to bring your account current. Even small amounts soon add up to create a deficiency for your HOA.

Rat problem abating...Our exterminators report that we are no longer finding infestations in the building attics. The bait traps are now doing an effective job of attracting the “critters” before they enter the attics. PLEASE be sure your trash is thrown into the dumpster bin. Trash on the floor of the enclosure encourages rats, ants, etc.

Painting projct continues: We apologize for any inconvenience. You will receive notices periodically updating you on the progress. Painting touch-ups will be done after the buildings have all been painted.

RATS We have received reports of rat sightings. Rats have become a serious issue throughout this area of Scottsdale…NOT just in the villages.

WHAT HOA IS DOING:
1. We have contracted Burns Exterminating to place bait stations throughout Village Two. These are the black boxes that you see.
2. Burns will be placing snap-traps in the attics of affected buildings
3. Burns will be monitoring these traps on a weekly basis.
4. The oleander hedge along Purdue has been cleaned out to eliminate nests.
5. Other bushes suspected of harboring nests have been removed
6. Dumpster areas are cleaned up once a week.
7. Trees will be trimmed away from the buildings, as much as is possible.
8. Homeowners are being alerted to this menace.
9. Olive trees will soon be sprayed.

WHAT HOMEOWNERS MUST DO:
1. Do not leave any water or pet food out and available. THIS INCLUDES BIRD FEEDERS that contain bird seed. Please remove anything that rats might eat.
2. Be sure all garbage materials are bagged and IN THE DUMPSTERS. If your dumpster has a lid, be sure the lids are closed. We are monitoring the covered dumpsters to see if there is less vermin activity than at the covered.
3. Contact Management (480-443-5566) immediately if you suspect rat activity. Two rats today have a way of becoming 102 tomorrow!!
4. Be pro-active. Clean any areas that could encourage rats. Although the rats tend to be large, they can squeeze through a hole smaller than a dime. Check your storage rooms for anything that might attract rats, mice, pigeons, etc.
5. Keep pets and children away from the bait stations, and please do not move any of them. Burns has placed them strategically for maximum effectiveness.


It is absolutely imperative that EVERYBODY cooperates and exercises a little extra effort to help resolve this problem.

PLUMBING CHECK?? When was the last time you had a PROFESSIONAL inspect/repair/replace plumbing fittings and connections for your hot water tank, ice maker, toilets, sinks, washer, dishwasher? These connections can deteriorate and can cause problems for which you are responsible.

CONCERNS…If you are aware of issues (repairs, violations, safety problems, etc.) that need to be brought to the attention of the HOA Board and Management, please call MANAGEMENT at 480-443-5566. We count on homeowners to help us keep Village Two well maintained and safe.

SIGNS...According to Arizona Senate Bill 1062 A.R.S. § 33-1261 C, associations can no longer prohibit a for sale sign. The new law stipulates that an owner can display ONE for sale sign, indoors or outdoors, on the OWNER’S/MEMBER’S PROPERTY. This includes a for sale by owner sign. The sign must conform to industry standard and cannot exceed 18” by 24” plus a “rider” not to exceed 6” x 24”. Please understand, therefore, in an effort to maintain the appearance of Village Two and comply with the law, that:
1) Only ONE for sale sign will be permitted per condo. There will be NO additional open house signs (except for a rider), for rent signs, directional signs, balloons, yard sale signs, car for sale signs, and/or any other signage as stipulated by Village Two CCR’s.
2) The one sign must be placed on the condo owner’s property, which means it must be placed INSIDE A WINDOW. Signs on porches, balcony railings, or any other areas (such as on sidewalks and in parking areas) that are considered COMMON AREA will not be allowed. This law took effect on September 19, 2007. Your cooperation is appreciated as we do ask realtors to remove illegal signage.

EMERGENCY…Please be sure that Management has current phone numbers and email addresses on file for you in case of an emergency. Especially for seasonal homeowners, we can assist you so much faster if we have emergency and/or local numbers to contact.


VRA… Village Recreation Association and its management company (NATIONAL PROPERTY SERVICES) are responsible for supervision of all pools, tennis courts, and common areas in all five Villages of McCormick Ranch. Each village has one representative on the VRA Board. Each village pays $55 per homeowner per month to the VRA. For Village Two, that means that every month, we contribute $9,020 to the maintenance of the pools, tennis courts, and common areas. That is $55 every month of your $160 monthly assessment. The money raised by the increase in VRA assessment for 2008 is going into reserves and will be used to refurbish tennis courts and pools.

2009 Monthly Assessments…At the October 16, 2008 meeting, the Board of Directors voted to increase the Village Two monthly assessments from $160 to $165. This is necessary due to increased expenses for insurance, legal fees, and management costs.

FRONT PORCHES/BALCONIES…These spaces are considered “limited common areas,” and homeowners occasionally request Board approval to re-floor their front porches or balconies with tile or carpet. Our HOA attorneys have recently advised the Board that because of potential liabilities, the Board should NOT approve either carpet or tile on porches/balconies at the front door. If your front porch/balcony needs some kind of maintenance, please contact Management.

AUDIT…Arizona law requires that our finances be reviewed annually by one of the following methods: compilation, review, or audit. This year, the Board requested a full audit, and the report was accepted at the September meeting. If you would like this information, please give Management your e-mail address and you will receive the report electronically.

GARBAGE… PLEASE be sure your trash is placed directly in the dumpster bin. Do not throw your trash over the enclosure walls as trash on the floor around the bins in the enclosure encourages rats. Help us keep our dumpsters free of rodents and insects by bagging your garbage and placing INSIDE the bin. If your condo is a rental, please ask your tenants to cooperate.

ARCHITECTURAL MODIFICATIONS. Please contact Management BEFORE you begin a project. Even INTERIOR changes might need board approval, and EXTERIOR changes always do.

GUEST PARKING…Vehicles should not be left in guest parking areas for extended periods unless Management has been informed. When owners cannot be identified and contacted, these vehicles are towed at owner’s expense. This does not apply to seasonal homeowners who leave a car in their assigned undercover parking space.

LANDSCAPING…While we do make every effort to consider individual requests, final decisions regarding landscaping rest with the Village Two Board of Directors. The yard crew has been instructed to disregard individual requests unless they are processed thru Management.

CITY OF SCOTTSDALE PLUMBING REBATE PROGRAM … The City of Scottsdale Water Conservation Office is offering rebates to water customers who install water conservation devices in their homes or businesses. The rebates are offered to encourage a permanent reduction in indoor water use. There is a $75.00 rebate for low flow toilets and a $5.00 rebate for each 2.75 gpm showerhead. Since Village Two pays for the water within the Community, Village Two has agreed to work with the City of Scottsdale and the homeowners in order facilitate the rebate program. If you install a low flow toilet or shower head you will need to contact the City of Scottsdale for a Rebate Application. They will process your application and if you qualify for the rebate, they will credit Village Two’s water account for the rebate. Village Two will then credit your assessment dues for Village Two the amount of the rebate City of Scottsdale has authorized. For more information and to request an application you may call 800-312-5650. Or check out their website: www.scottsdaleAZ.gov/water. You can obtain the plumbing rebate application on-line.

NOISE ISSUES…From time to time, homeowners ask Management to deal with a variety of neighbor-to-neighbor noise concerns. Some of these concerns include loud TV/music, loud talking (and other noises!!) that penetrate common walls between bedrooms, heavy walking in the upstairs units, etc. Quiet time is generally 10:00 PM to 7:00 AM. Let’s all show consideration to our neighbors. Please remember that the CCR’s stipulate that upstairs units must remain carpeted in areas that were originally carpeted. “Hard flooring” is allowed only in kitchen, bathrooms, and entry area. Questions concerning tile and/or hardwood flooring should be directed to Management to avoid future problems.

FYI…The Village Two Board of Directors is now studying estimates for painting the buildings as well as for roof repairs.

CARPORT/GARAGE/YARD SALES…no matter what they’re called, and the accompanying signs and balloons, are absolutely NOT PERMITTED.

STORAGE…balconies and patios are not to be used for storage areas. Village Two CCR’s stipulate that only typical patio furniture is allowed, which also means no exercise equipment.

PET CLEANUP…Scottsdale statutes provide for a $100 fine for pet owners who do not clean up after their pets. Waste from even small dogs attracts flies and rodents. Thanks to those of you who carry plastic bags and do clean up.

VILLAGE TWO HOMEOWNERS’ ASSOCIATION CC&Rs
This is a reminder of some of the Conditions, Covenants and Restrictions / By-laws. Please review pages 36 - 39 of the CCR’s. If your condo is a rental, please make a copy of this information available for the convenience of your renters. Paragraph 1, pg 39 of the CC&R’s explains the Board’s authority to levy fines upon the Owner of any unit in violation.

Occupancy
No commercial/business activities, or signs of any type, are allowed
(Exception: ONE for sale sign per condo IN WINDOW is permitted. Contact Management for details)
No gas or charcoal grills permitted on balconies or patios…this is a violation of City of Scottsdale fire law. Only electric grills are acceptable. The Fire Department will be called to cite violators
Dogs larger than 15 pounds are prohibited. Dogs must be leashed, and PLEASE CLEAN UP after your pet
Signed permission from HOA board is required for satellite dishes and all other changes/additions to Village Two property (front and/or back)
Rentals must be for a minimum of 30 days & the CCR’s do allow that a copy of the lease may be called for by the Board of Directors
Patios/balconies are not to be used for storage, and only typical patio furniture is allowable…no overstuffed chairs/couches
No items of any kind (towels, rugs, clothes) may be hung over railings
No bamboo-type shades may be hung on patios or balconies
Christmas/holiday decorations must be removed by January 15 (per McCormick Ranch CCR’s)

Vehicles
Numbered spaces are assigned to condos. Please use your assigned space as guest parking fills up during the winter months. No parking on streets.
Parking of Trailers, RV’s, sport equipment is not allowed on Village Two property
Bicycles should be locked to an available post near your covered parking space and
should not be parked on front entry door porches or in atriums.
No unsightly vehicles allowed

Pools and Tennis Courts
Quiet time is 10:00 PM to 7:00 AM. Please be considerate of poolside homeowners
Pools and tennis courts are for the use of homeowners and their guests. Please be prepared to prove your status if you are questioned as we attempt to remove trespassers.
All eight (8) pools and the surrounding decking are NO-SMOKING areas
Children under 14 must be accompanied by an adult and are not permitted in the hot tub for health reasons
No pets allowed in pool area
Please read and be familiar with signs at the pools and tennis courts.

PAVING PROJECT UPDATE




THANK YOU, THANK YOU, THANK YOU for your cooperation and patience!! We have completed Week/Phase #1, but Week/Phase #2, when we do the seal coating and striping, is even more important.

Please remember
1. All vehicles (cars, bicycles, motorcycles) ABSOLUTELY MUST BE MOVED for the seal coating and striping work. Call Management with your questions at 480-443-5566. Review your map for days when your vehicles must be moved. Towing will cost you $35 each direction.
2. Be careful driving over the new speed humps. They will not be painted until later during the week.
3. Purdue Avenue and 92nd Street will become ONE-WAY streets. ENTER from Via Linda/92nd Street and EXIT at Purdue/91st Street

WEEK #2 – Seal coating and striping of new asphalt. NO driving, walking, or parking in the closed areas. The seal coating product will cause damage to cars, clothing, carpeting, etc. Regional Paving and Village Two will assume no responsibility. Please read map carefully!

VILLAGE TWO HOMEOWNERS’ ASSOCIATION CC&Rs

This is a reminder of some of the Conditions, Covenants and Restrictions / By-laws. Please review pages 36 - 39 of the CCR’s. If your condo is a rental, please make a copy of this information available for the convenience of your renters. Paragraph 1, pg 39 of the CC&R’s explains the Board’s authority to levy fines upon the Owner of any unit in violation.

Occupancy
No commercial/business activities, or signs of any type, are allowed
(Exception: ONE for sale sign per condo IN WINDOW is permitted. Contact Management for details)
No gas or charcoal grills permitted on balconies or patios…this is a violation of City of Scottsdale fire law. Only electric grills are acceptable. The Fire Department will be called to cite violators
Dogs larger than 15 pounds are prohibited. Dogs must be leashed, and PLEASE CLEAN UP after your pet
Signed permission from HOA board is required for satellite dishes and all other changes/additions to Village Two property (front and/or back)
Rentals must be for a minimum of 30 days & the CCR’s do allow that a copy of the lease may be called for by the Board of Directors
Patios/balconies are not to be used for storage, and only typical patio furniture is allowable…no overstuffed chairs/couches
No items of any kind (towels, rugs, clothes) may be hung over railings
No bamboo-type shades may be hung on patios or balconies
Christmas/holiday decorations must be removed by January 15 (per McCormick Ranch CCR’s)

Vehicles
Numbered spaces are assigned to condos. Please use your assigned space as guest parking fills up during the winter months. No parking on streets.
Parking of Trailers, RV’s, sport equipment is not allowed on Village Two property
Bicycles should be locked to an available post near your covered parking space and
should not be parked on front entry door porches or in atriums.
No unsightly vehicles allowed

Pools and Tennis Courts
Quiet time is 10:00 PM to 7:00 AM. Please be considerate of poolside homeowners
Pools and tennis courts are for the use of homeowners and their guests. Please be prepared to prove your status if you are questioned as we attempt to remove trespassers.
All eight (8) pools and the surrounding decking are NO-SMOKING areas
Children under 14 must be accompanied by an adult and are not permitted in the hot tub for health reasons
No pets allowed in pool area
Please read and be familiar with signs at the pools and tennis courts.

SIGNS...According to Arizona Senate Bill 1062 A.R.S. § 33-1261 C, associations can no longer prohibit a for sale sign. The new law stipulates that an owner can display ONE for sale sign, indoors or outdoors, on the OWNER’S/MEMBER’S PROPERTY. This includes a for sale by owner sign. The sign must conform to industry standard and cannot exceed 18” by 24” plus a “rider” not to exceed 6” x 24”. Please understand, therefore, in an effort to maintain the appearance of Village Two and comply with the law, that:
1) Only ONE for sale sign will be permitted per condo. There will be NO additional open house signs (except for a rider), for rent signs, directional signs, balloons, yard sale signs, car for sale signs, and/or any other signage as stipulated by Village Two CCR’s.
2) The one sign must be placed on the condo owner’s property, which means it must be placed INSIDE A WINDOW. Signs on porches, balcony railings, or any other areas (such as on sidewalks and in parking areas) that are considered COMMON AREA will not be allowed. This law takes effect on September 19, 2007. Your cooperation is appreciated.

**SUMMER NEWSLETTER**

PAINTING….Beginning on or about August 6, 2007, Imperial Contracting will be painting all second floor balcony railings (front and back) as well as the stairway handrails. If you are residing in your condo during that time, we ask that you move everything away from the railings to expedite the work. Otherwise, the painters will carefully move/cover anything that might interfere. Imperial (http://www.icppa.com/) was selected from a field of three because of their reasonable price, professionalism, and recommendations. They are registered and licensed with the AZ Registrar of Contractors, bonded, and insured. Village Four used them to paint all of their buildings and recommended them highly. Color will remain the same.

NO SIGNS….Village Two has always enforced the “no signs on property” restriction of our CC&Rs (Covenants, Conditions, and Restrictions), and will continue to do so with one exception. Summer Newsletter -July

All Village Two homeowners will be receiving a summer newsletter in the mail soon. It contains important information on a V2 painting project, a change in Arizona HOA laws, and other issues pertinent to the management of VillageTwo.

Vickie Kosel, who has been our management rep for many years, is phasing into retirement beginning on August 1. Replacing her will be Joe Wlezniak. Tiffany Kosel will continue being our property manager. We thank Vickie for all her assistance and wish her well. Also, we look forward to working with Joe as well as Tiffany.

Summer Update

The Village Two Board of Directors will not be meeting during June or July. The next meeting will be on August 22, 2007 at 12:45 in the Mustang Library Book Discussion Room. Homeowners are always welcome.

Second-story homeowners....please remember that nothing is to be hung over the balcony railings, including towels, rugs, clothes, etc.

Barbeques....absolutely NO gas or charcoal allowed. Only electric grills are pemitted.

A/C repairs....please be sure your repairmen bring a 32' ladder to reach the a/c towers.

We're happy to report that the bouganvillia and other bushes around the pool are coming back nicely after a really bad winter freeze.

100 CONDO PROJECT...Final Call

On Monday, December 11, at 5:00 PM the City Council will be hearing final arguments related to this project at 91st Street and San Victor. The developer still wants to build 96 condos in 13 three-story buildings. We probably can no longer fight the density issue, but we believe that we can still object to the three story buildings. Patricia Myers and Ken Salt will be speaking to the Council. PLEASE, if you can attend the meeting (if only for a show of strength and numbers) it would be greatly appreciated. Presenting a three-minute appeal to the Council would be even better, but not obligatory. The developer has attorneys…all we have is our homeowners. This may very well be our last opportunity to voice objection to a project that will impact all of us and our neighborhood forever. It would also be helpful if you would give us your permission to fill out a card at the meeting with your name to record your objections. *Garbage….PLEASE help keep the dumpster areas clean by depositing your trash inside the dumpster bins. Garbage left on the floors encourages rats.
