SALTWATER SWIMMING POOLS:

Several years ago, VRA converted the chlorination system for all eight Village pools from the existing method to salt chlorination. An article in this morning's Arizona Republic presents an excellent explanation that you might be interested in. In contrast to past summers when the old system was in use, Pool C has remained beautifully clear so far this summer, even though the water temperatures have reached 96 degrees.

And...please remember that pool towels, swim suits (or anything else) should NOT be hung over patio/balcony railings.

Village Recreation Association and its management company, National Property Services, are responsible for supervision of all pools, tennis courts, and common areas in all five Villages of McCormick Ranch. Each Village has a representative on the VRA Board. Homeowners from any of the five villages are encouraged to attend.

HELP IS ONLY A PHONE CALL AWAY:

Thanks to Bob Wachowicz (prez of Village 4) for the following information. I thought it valuable enough to pass along to V2 residents:
From time to time we discover new ways to make life a little more easy and secure. The Scottsdale Police Department, in conjunction with the Scottsdale Area Association of Realtors, has a great new program they are offering to residents. They have recently initiated a "Lock Box" program similar to the boxes that realtors use. These are used by both police and fire departments. In an instance from a simple "I've locked myself out" to an emergency, the responding agency that is called to your residence will be able to access information on their computers alerting them to the fact that you have a lock box on your property and the box's location. This has the potential of saving a lot of response time and any worry on your part. No longer will you have to rely on a neighbor being home to unlock your condo for them. There is a one-time fee of $25, and the box will be installed for you by SPD. If you would like more information on this program, please call Korry Sneed, who is the Program Coordinator, at 480-312-0275. Oh, yes...only the police and fire departments know the access code to the box.

INFORMATION YOU JUST MAY WANT TO KNOW!!!

Coyotes and javelinas
Q. Why are they here?
A. Both coyotes and javelinas are here because there is water, shade, and some people leave out pet food. Coyotes typically are easily frightened away, but javelinas can be extremely hostile, especially if they have their young. PLEASE DO NOT FEED THEM. THEY ARE NOT DOMESTIC ANIMALS AND CAN BE DANGEROUS.

Q. Why are they not trapped and removed?
A. We have been told that we are living in their habitat. "Critter Control" will come and remove the animals if we trap them first.

Emergencies
Q. Whom do I call in the event of an emergency?
A. It depends upon the type of emergency. If it involves the safety or condition of Village Two property, or one of the pools or tennis courts, call National Property Services @ 602-494-8244. If the emergency involves water problems between upstairs and downstairs units, again a call to NPS might help you with a phone number to locate the upstairs homeowners. However, this type of problem is typically resolved between neighbors because it usually is a water heater malfunction. Air conditioning and kitchen appliances are homeowner responsibilities.


Compensation
Q. Are Board members paid for their service?
A. NO. Village Two By-Laws forbid any board member from receiving pay for his/her service. It is strictly volunteer. The representative from management and the recorder are paid, but they are not Board members.

Management
Q. Why do we need both a management company and a Board of Directors?
A. The responsibility of the board is to respond to issues regarding maintenance, finances, safety, CC&R's enforcement, record keeping, etc. Obviously, the Board depends upon help from a variety of "staff" to keep things running smoothly. A Board member walks the Village Two property daily, and when problems are noted, the problems are referred to the appropriate person for action. Management specifically collects the monthly assessments, compiles information for taxes and audit, responds to homeowners' phone calls for service, prepares documents for monthly/annual HOA meetings, checks the property for violations and then mails violation notices. Vickie Kosel, the on-site management agent, meets weekly with the board president to discuss mutual concerns and observations.

Q. Can we pay our assessments on-line?
A. At the present time, NO. It is just more cost-effective for us to use the old-fashioned coupon book! You can, however, pay several months in advance.

COVENANTS, CONDITIONS, & RESTRICTIONS:
This is a reminder of some of the CC&R’s / By-laws which are commonly violated. Please review pages 36 - 39 of the CCR’s. If your condo is a rental, please make a copy of this information available for the convenience of your renters. Paragraph 1, pg 39 of the CCR’s explains the Board’s authority to levy fines upon the Owner of any unit in violation.
Occupancy
*No commercial/business activities, or signs of any type, are allowed.
*No gas or charcoal grills permitted on balconies or patios…this is a violation of City of Scottsdale fire law. Only electric grills are acceptable. The Fire Department will be called to cite violators.
*Dogs larger than 15 pounds are prohibited. Dogs must be leashed, and PLEASE CLEAN UP after your pet.
*Signed permission from HOA board is required for satellite dishes and all other changes/additions to Village Two property (front and/or back).
*Rentals must be for a minimum of 30 days & the CCR’s do allow that a copy of the lease may be called for by the Board of Directors.
*Patios/balconies are not to be used for storage, and only typical patio furniture is allowable…no overstuffed chairs/couches .
*No items of any kind (towels, rugs, clothes) may be hung over railings.
*No bamboo-type shades may be hung on patios or balconies.
*Christmas/holiday decorations must be removed by January 15 (per McCormick Ranch CCR’s).
Vehicles
*Numbered spaces are assigned to condos. Please use your assigned space as guest parking fills up during the winter months.
*No parking on streets.
*Parking of Trailers, RV’s, sport equipment is not allowed on Village Two property.
*Bicycles should be locked to an available post near your covered parking space and should not be parked on front porches or in atriums.
*No unsightly vehicles allowed.
Pools and Tennis Courts
*Quiet time is 10:00 PM to 7:00 AM.
*Please be considerate of poolside homeowners.
*Pools and tennis courts are for the use of homeowners and their guests. Please be prepared to prove your status if you are questioned as we attempt to remove trespassers.
*All eight (8) pools and the surrounding decking are NO-SMOKING areas.
*Children under 14 must be accompanied by an adult and are not permitted in the hot tub for health reasons.
*No pets allowed in pool area.
*Please read and be familiar with signs at the pools and tennis courts.

BUGS
Budget Brothers Pest Elimination is now doing our pest control. If you have an independent agreement for interior treatment of your condo with Burns, you may be affected by this change-over and probably should contact them. Discount prices for interior treatment from Budget are also available at your expense. Call 626-582-5505 and identify yourself as a Village Two resident.

***PLEASE contact management or a board member BEFORE you begin a project. Even INTERIOR changes might need board approval, and EXTERIOR changes always do.

***With pool season here, please remember TOWELS, ETC. ARE NOT TO BE HUNG OVER BALCONY RAILINGS. Only electric barbeques are allowed. NO OPEN FLAMES.

***AIR CONDITIONING REPAIRS?? Please be sure your repairmen have a 30 foot ladder to reach the A/C towers. They should NOT be walking on the tile roofs.
